PARK RULES

• QUIET TIME: 10pm - 7am - please be considerate of others. NO loud music at any time. No generators will be allowed to run.

• Check in is anytime after 3pm, Check out time is by 11am.

• Only one (1) RV is allowed per site. No tent camping allowed.

• If you need to extend your stay, the earlier you re-register, the better your chance of keeping your site.

• SPEED LIMIT: Please observe a speed of no more than 5mph.

• SEWER: sewer connection - a positive sewer seal at both ends of sewer hose is required.

• CHILDREN: We want children to be safe and have a good time, but always under the watchful eyes of a parent / guardian. We are not responsible for their safety or welfare. You are liable for their behavior.

• PETS: Please maintain control of your pets. The limit is for only 2 pets per site. All dogs must be kept on a leash or inside. Owners must clean up after their pets. Do not leave pets tethered on a leash or chain or in a pen outside alone at any time. Absolutely no pets other than service animals are allowed in the office or laundry! These rules are for health reasons as well as respect for others. Excessive barking is not allowed. All pets must be up to date on shots, management has the right to request documents at any time. Failure to supply proper paperwork is cause for immediate expulsion. NO AGGRESSIVE DOGS ARE ALLOWED IN THE PARK.

• TRASH: Dumpster is located in the park and is for personal trash only, NO CONSTRUCTION OR HAZARDOUS MATERIAL ALLOWED. All garbage must be bagged and tied, boxes broken down. DO NOT leave trash outside by your RV. Cleanliness of the park is important to us. Sites are to be kept clean and orderly, as determined by management. 

• LAUNDRY: open 24 hours. Please leave the laundry facilities as you would like to find it. If they require attention, please notify the manager.

• SHOWERS: open 24 hours. A shower code will be provided upon registration.

• Keeping your RV clean and in good repair is required. 

• No swimming pools or hot tubs of any kind are allowed on site.

• Use the roadway when driving or walking, do not cut through lots

• NO FIREWORKS, NO WOOD OR CHARCOAL FIRES ALLOWED AT ANY TIME. Only gas grills are allowed in the park.

• PARKING: Two vehicles per RV space if your space is large enough to accommodate them. Please park parallel to your RV out of the main drive.

• CLOTHES LINES ARE NOT ALLOWED nor hanging laundry out to dry

• To prevent damage to your RV or someone else's, no temporary canopy's or umbrellas are allowed. Gusts of winds can happen at any time here in the San Juan Mountains, and we suggest retracting your awning when leaving the park.

• All guests must be registered with the office. You are responsible for your guest(s).

• CONDUCT: Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated and will be a reason for immediate expulsion without refund. Persons knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.

• LIABILITY: All park facilities and equipment of the park is intended for the convenience of our guests. Any and all persons using the facilities do so at their own risk and consent. The park management is not responsible for any accidents due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. Cozy Comfort RV Park is not responsible for any electrical components on RV's. The registered guest is financially responsible for all individuals or pets at their site and for any/all damages to the park.

DEPOSIT POLICY

100% of the stay will be charged upon booking.

CANCELLATION POLICY

7 days before check-in: full refund, minus a $25 non-refundable cancellation fee.

3-6 days before check in: 50% refund

0-2 days before check in: Full amount will be charged to the card on file

No refunds or pro-rated amounts for early departures - In order for cancellation to be valid and time-stamped, they must be emailed to cozy@acesautoco.com

Pet fees and cleaning fees on the cabins and condo are always refunded regardless of the cancellation window.

There are no exceptions to the policy, other than reschedules. Only 1 reschedule will be allowed. The cancellation policy of your original dates will apply with any reschedules.
